Host Terms

1. Parties

These terms are between you (the host) and Liang Cui (the operator of NightBnB) and cover listing your property on the Platform. By submitting a host application and ticking "agree", you accept these terms and the Platform's Terms of Service.

2. Licensing and lawful operation

You confirm each listed property has a valid hotel licence or small-lodging exemption certificate (no more than 8 rooms and 30 guests), and complies with local law, building or owners' rules, fire safety and insurance requirements.

If a licence lapses or is revoked, or the building doesn't allow short stays, you must close the listing and tell us right away. We may check licences at any time and remove listings that don't comply.

3. Prices, bookings and condition

Your price tiers, auto-accept prices and floors in the dashboard are the terms you agree to. Bookings at or above your auto-accept price are confirmed automatically and you can't decline them. For lower offers you may accept, decline or counter.

Before opening a night, you confirm the room is clean and ready and matches its description and photos. You may sell the same night on other platforms; whichever booking is confirmed first stands. Once a night sells here, you must close it on other platforms right away. If both sides end up booked because you didn't, section 5 applies and you bear the cost.

4. Fees, payments and payouts

We charge a platform fee of 12% of the room and late-checkout price. The online service fee paid by guests goes to us to cover payment processing.

Online-payment bookings: we collect payment and transfer your net amount (after the platform fee) to the payout account in your host dashboard within 30 days after the stay date, with payout records in your dashboard. If you haven't added a payout account yet, we pay within 30 days after you add it. Bookings with a refund or dispute are paid out once it's resolved.

Pay-on-arrival bookings: the guest has paid our fee online and you collect the rest on site. There's no payout from us for these.

You're responsible for declaring tax on your property income.

5. Cancellations and breach

You can't cancel confirmed bookings. If a guest can't stay because of you (can't get in, the place is materially different, double booking and similar), we refund the guest in full and you bear that amount plus reasonable compensation, which we may deduct from pending payouts.

We may suspend or end the partnership after repeated breaches.

6. No off-platform deals

Don't put contact details in titles, photos, check-in notes or elsewhere to move guests off the Platform, and don't falsely report a guest as a no-show.

If a guest you met through NightBnB books directly with you within 12 months of their first stay, the platform fee still applies.

If you breach this, we may recover the fees, suspend or end the partnership and remove your listings.

7. Guest data

Use guests' personal data only to host that stay. Don't use it for marketing or pass it on, and delete it after the stay as the law requires. You're responsible for filing TM30 with immigration within 24 hours of a foreign guest's arrival.

8. Photos and content

You let us use your photos and descriptions on the site and in promotion free of charge. You confirm you have the right to use them and that they don't show other people's private information or contact details.

9. Liability and insurance

You're responsible for the safety, facilities and lawful operation of your property. We recommend suitable property and public liability insurance.

You're liable for loss caused to guests or third parties by your property or your fault, and you'll cover our loss if we're held responsible for it.

10. Term and termination

These terms continue until ended. You can close your listings and end the partnership by written notice at any time; confirmed bookings must still be honoured. We may end it immediately if you breach these terms, or with 15 days' notice otherwise.

11. Changes, disputes and language

We'll give you at least 15 days' notice of changes. These terms are governed by the laws of the Kingdom of Thailand. Disputes are first settled by negotiation, and otherwise by a competent Thai court.

These terms are available in Chinese, English and Thai. If they differ, the Thai version prevails.
